Review on Guocoland Emerged As The Developer of Lentor Modern Condo
The Urban Redevelopment Authority (URA) has awarded tender for the development of Lentor Modern to top-developer GuocoLand. This comes after the developer submitted the highest bid of S$784.1 million, translating to S$1,204 psf ppr or $12,964.83 sqm of GFA.
Lentor Modern is situated in Lentor Modern and part of the new Lentor Hills Estate. It is situated between Yio Chu Kang Road and Lentor Drive in the primarily residential area, Ang Mo Kio, District 20 of Singapore. The site has a land area of 17,279.9 sq m with a max GFA of 60,480 sq m.
GuocoLand submitted the bid through its subsidiary GLL D in a competitive bid featuring 9 bidders. The company is part of Hong Leong Group of Malaysia linked to Malaysian tycoon Quek Leng Chan. A tie-up of TID Residential, Hong Realty, and Intrepid Investment submitted the second-highest bid of $750 million, 4.5% below the top bid.
Lentor Modern site is zoned for a mixed-use development featuring 8,000 sqm of commercial spaces on the first floor. The site will house three 25-storey towers with up to 600 housing units, and amenities like a supermarket, retail shops, food & beverage outlets on the ground floor.
